Q4. I have always worked for developers, and while I have experience in the building trade, I do not have the development experience directly. How will this impact any funder looking to lend to me?

A4. Put simply – it shouldn't. Providing you can demonstrate your experience in your field and have the team of people around you to "fill in the gaps" where you are weakest. Remember, the funder wants to lend money to developers who have thought through the development. If you need help in finding professionals call us as we have worked with enough to help you – e.g. building surveyors, architects, etc.

Q5. I have been told that organising finance for property development can take many months. Is this the case?

A5. Not at all. Clearly a lot depends on where the development is in terms of planning BUT with planning approval, we can have a decision in principal in 24 hours from proposal. The rest depends on how quickly you can get the information required by the funder. If you have it all to hand (this is the part that takes experience. We can help here) then we can turn the application round in 2-3 weeks so long as your solicitor and legal team is "on the ball".
